Match owner names, PAN and identification; verify powers of attorney, company authority or probate where applicable.
Check mortgages, registered claims, litigation, acquisition notices and lender releases through independent searches.

Include legal review, valuation, loan processing, brokerage, insurance and immediate repair expenses.
Document token, deposits and final payments with written terms, receipts and traceable banking channels.
The transaction documents should connect payment, registration and physical handover without gaps.
Define conditions, document-delivery obligations, default consequences, refund terms and completion dates.
Confirm the correct Sub-Registrar jurisdiction, deed particulars, witnesses, identification and payment arrangements.
Use a signed handover note covering keys, meters, fixtures, parking, original documents and vacant possession.
Initiate mutation, utility transfers, society or RWA records, insurance and lender document custody promptly.
